A major Waltham landlord has announced plans to build what it says will be the largest contiguous class A office building ever built along Route 128’s technology belt.
Hobbs Brook Management is planning a 5-story, 500,000-square-foot office and lab development at its 225 Wyman St. campus. Construction is expected to begin in the second quarter of 2019 with the building ready for interior fit-out by the end of 2020. JLL has been named the exclusive broker for the space.
“We are pleased to be adding JLL to our project team for this exciting new addition to our Waltham campus,” Ziad Alex S. Tadmoury, interim president and chief executive officer of Hobbs Brook Management, said in a statement. “JLL’s life sciences and office leasing groups, combined with their national and international platform, will give Hobbs Brook maximum exposure for 225 Wyman to leading office and lab tenants.”
The new building is being designed by Gensler to meet LEED Silver certification and be lab-capable to satisfy both laboratory/research and development and traditional office needs. The project will also include a new parking garage within the Hobbs Brook Office Park to accommodate parking needs for this complex. Hobbs Brook Management will oversee the construction and manage the facility once complete.
“JLL is excited for the opportunity to work with Hobbs Brook Management again,” JLL Managing Director Alex Dauria said in a statement. “We successfully worked with Hobbs Brook on the 312,000-square-foot lease of 175 and 185 Wyman St. which was delivered to the market on a speculative basis. It’s our hope to repeat this success with 225 Wyman, also being delivered to the market on a speculative basis.”
Joining Dauria on the JLL leasing team will be Managing Directors Jason Fivek and Don Domoretsky and Senior Vice President Brendan Cohn.
